How buying with a mortgage usually works

Every purchase is different, but most follow a similar sequence. Knowing it in advance helps you plan the timing and avoid surprises.

Stage 1

Set a realistic budget

Look at your income, existing commitments and savings to understand a comfortable price range before you start viewing homes.

Before you search
Stage 2

Ask for an indicative approval

Many buyers ask a lender for an initial, conditional view of what it may be willing to offer. It is not a final offer.

Stage 3

Agree on a property

Once you have chosen a home and agreed a price, the lender usually arranges a valuation of the property.

Stage 4

Review the lender offer

If the lender approves the application, it sets out its terms in writing. Read them carefully before you accept.

The lender decides
Stage 5

Complete the transfer

The purchase and the mortgage are registered, and ownership passes to you.

What to consider before you apply

A mortgage is a long commitment. These are the points we talk through with buyers before any application is made.

Your down payment

The share of the price you fund yourself. The minimum is set by the lender and depends on factors such as the property value and your residency status.

Costs on top of the price

Registration, lender, valuation and agency fees add to what you pay. Budget for them from the start.

Rate type and term

Fixed and variable periods, and the length of the loan, change both the monthly payment and the total cost.

Existing commitments

Loans, cards and other repayments affect how much a lender may be willing to offer.

Insurance

Lenders commonly require life cover, and often property insurance, for the length of the mortgage.

Timing

Approvals and offers can have validity periods. Lining them up with your purchase avoids pressure later.

Requirements and costs vary by lender, emirate and property. We confirm what applies to your purchase before you commit.

Preparing your application, step by step

Good preparation helps a lender assess your application clearly. We guide you through it at your pace.

Review your finances

We go through your income, commitments and savings together and agree a comfortable budget.

We help you assemble a complete, consistent application and keep you updated until the lender decides.
